New or converted

A screened porch earns its keep from April to October

Some homes need a new porch built off the back, and a screen room can go under a deck too. Many already have a covered patio or open porch that only needs framing, screens, a floor and a door. If that is yours, see our porch conversions.

Retractable screens are an option when you want the porch open on a nice day and closed against bugs and low sun.

Why choose Vivid

What drives the price of a screened porch

What changes the number.

  • Size

A larger porch means more framing, more screen and more floor.

  • Where it attaches

Building off a deck, on a slab or on new footings changes the framing and the price.

  • Screen type

Standard screen, pet-resistant screen and retractable screens are priced differently.

  • Floor

Composite decking or concrete: the floor sets much of the feel and the cost.

  • Doors, power and fans

Electrical, lighting and ceiling fans make the room usable after dark.

  • Permit

A new porch off the house usually needs one. We pull it.

We price each of these separately, so you can see where the money goes. Financing available.
