Our process
How we build decks and porches
Five steps, the same on every project, from the first visit to the walk-through.
The five steps
Consultation
We come to your property and listen. The consultation is free.
- We visit, take measurements and give recommendations
- We talk through how you will use the space: your priorities, furniture, access, privacy and later changes
- You work directly with us from this visit through installation
You leave with: A clear idea of what fits your yard

3D design
Before anything is built, you see it: 3D designs and drawings of your space.
- Your home and yard are measured with a Moasure digital tool
- 3D renders in Chief Architect, almost immediately
- Photos of your space with the product shown in it, inside and out
- Several options drawn, weighing sun, traffic flow and how you want to use the space
You leave with: Drawings you can hold us to

Selections
You choose boards, rail and pattern, by brand, color and class.
- Brand, class, rail, pattern and color, each one named
- Samples, and videos of how window systems work
- For Sunspace patio covers and louvered pergolas, frame colors White, Driftwood, Bronze, Black or Gray
- A proposal package of renderings, drawings and engineering, with financing
You leave with: Every material named in your itemized proposal

Build
We pull the permit, then build to the drawings.
- Vivid pulls the permits
- One company handles the electrical, gas and plumbing
- Site prep, framing and a clean finish
- We keep you posted on timing, material deliveries and milestones
You leave with: A build that matches the drawings

Walk-through
We walk the finished project with you.
- We go through the finished project with you, up to final inspection
- Every Vivid project carries a 1-year labor warranty, except wood decks, which carry none
- Maker warranties come on top, and your terms are in writing
You leave with: Your warranty terms in writing

Before you sign
What is in every itemized proposal
- Renderings, drawings and engineering
- Materials named by brand, color and class
- Railing and pattern

Transcript
Have you ever wondered why composite decks are so expensive and quality builds are so expensive? Look at this skirt board. This is a job that we're on right now that we're going to fix. You see the screws running down right here. This in reality is supposed to sit below this board. This is supposed to lean over a quarter of an inch to help with waterfall. That's one issue. You see how it's pulling away. You spend tens of thousands of dollars on a deck. It looks like this.
Look at these stairs. Would you like to have stairs with these screws everywhere? There's no picture frame. Look at that rise. That's too tall. That's a tripping hazard.
Questions
Answers before you sign
How long does a project take?
It depends on the size of the project, the materials and the permit your county requires. We go over timing with you before you sign.
Do you handle permits?
Yes. We pull the permit, and drawings and engineering are part of the design.
What warranty comes with a project?
Every Vivid project carries a 1-year labor warranty, except wood decks, which carry none, and we tell you before you sign. Composite and Sunspace makers add their own warranties, which vary by product and part.
